About the role
A new Texas license does nothing until a broker sponsors it. StepStone Realty, LLC — trading as Black Sheep Broker — sponsors new agents on the same flat-fee terms as everyone else: $199 a month, 100% of your commission from your first closing, no reduced split for being new and no production quota. And if you got licensed to run your own deals rather than to farm a neighbourhood, you are in the right place — creative investing is the house specialty, not a policy exception.
Compensation, stated plainly
This is a commission-only, 1099 independent-contractor position. There is no base salary and no hourly wage. You keep 100% of the commission you earn — there is no split with the broker.
In exchange, you carry the brokerage costs, and they are flat and published rather than buried: $199/month for license sponsorship and platform access, plus $400 per on-market transaction ($400 per $1,000,000 of sales price). No desk fees, no per-file E&O charge, no marketing fees, no long-term contract. The CRM, deal calculators and contract templates are in that monthly too — at most 100% brokerages a CRM is a separate $30–100 a month you pay yourself.

Four questions to ask every 100% brokerage
Flat fee and full commission are table stakes now — most of our competitors offer both. These are the questions that separate them, and our answers are underneath each one.
- "Can I wholesale a contract while licensed with you?"
- Yes. Disclosed properly, as TREC requires. It is not a policy exception here.
- "Can I buy a house subject-to, or sell one on a wrap?"
- Yes, both. The broker teaches them and reviews the files.
- "What am I still paying for on top of your monthly fee?"
- Nothing we can bundle. The CRM is free — most agents at a 100% shop pay $30–100 a month for their own, on top of the broker's fee. Deal calculators, contract templates, E&O and your CE classes are in the $199/month too.
- "Do I pay you a fee when I buy or sell my own property?"
- The same $400 per on-market transaction ($400 per $1,000,000 of sales price) as any other closing. No surcharge for principal transactions.
- "Who do I call at 9pm when a creative deal gets strange?"
- Angie, and 250+ agents who have already run the structure you are looking at.
A brokerage that says "we allow it" and one that says "here is how we structure it" are not the same brokerage. Ask the second question and listen to which one you are talking to.
What you will do
- Complete your TREC sponsorship paperwork and get your license activated
- Work through the Hub education library at your own pace
- Build your first pipeline — we do not assign leads or set quotas
- Bring your first deals to the Monday call for review before you sign anything
- Operate within TREC rules and brokerage compliance policy on every file
Requirements
- A Texas real estate sales agent license, or currently enrolled in the required courses
- No prior real estate experience required
- Able to work independently — this is not a salaried, supervised position
- Comfortable carrying your own business expenses as an independent contractor
Helpful, not required
- A background in sales, construction, lending, or property management
- An interest in investing on your own account, not only representing clients
