How to write a killer buyer rep agreement. How to articulate your value. Role-play scripts for the kitchen table conversation.<\/p>\n<p>I&#8217;ve sat through a version of that training. It&#8217;s not useless. But here&#8217;s the thing nobody&#8217;s saying from the front of the room: if your income depends entirely on convincing buyers and sellers to pay you a commission, you&#8217;re structurally fragile \u2014 and no script fixes that.<\/p>\n<p>The agents who are going to come out of this period ahead aren&#8217;t the ones who got better at their buyer consultation. They&#8217;re the ones who were already building income streams that don&#8217;t require anyone&#8217;s permission to pay them.<\/p>\n<h2>The Commission Problem Is Actually a Diversification Problem<\/h2>\n<p>A traditional agent&#8217;s income looks like this: listing earned, commission paid, repeat. That model worked fine when inventory was low, demand was high, and nobody questioned the 6% standard. Those days are gone.<\/p>\n<p>The NAR settlement didn&#8217;t create the diversification problem \u2014 it exposed it. Agents who spent the past decade building one skill (closing) are now scrambling to defend that skill&#8217;s price tag. Meanwhile, the agent who closed three wholesale deals last quarter doesn&#8217;t care what the buyer&#8217;s rep conversation looks like. Their income came from assignment fees, not the MLS.<\/p>\n<p>That&#8217;s the actual arbitrage happening right now: agents with multiple income structures versus agents with one. The spread between those two groups grows every year. And what&#8217;s widening it isn&#8217;t talent \u2014 it&#8217;s who their broker lets them be.<\/p>\n<h2>Why Your Broker Can&#8217;t Help You Fix This<\/h2>\n<p>Most Texas brokers have a blanket policy against agents wholesaling. They cite liability. They cite confusion between licensed and unlicensed activity. What they&#8217;re really citing is unfamiliarity \u2014 they built a compliance culture around listing and selling, and they don&#8217;t know how to supervise anything else.<\/p>\n<p>Subject-to transactions? Most brokers freeze up. They haven&#8217;t thought through how the due-on-sale clause interacts with the license obligation. They don&#8217;t know how to document an equitable interest transfer. So they just say no. It&#8217;s easier.<\/p>\n<p>That means if you&#8217;re at one of those brokerages, you have a ceiling \u2014 and it has nothing to do with your skill level.<\/p>\n<h2>What the StepStone Realty Difference Actually Is<\/h2>\n<p>We built StepStone specifically for agents who invest. When one of our agents ties up a contract and markets that equitable interest to a cash buyer, that&#8217;s an authorized transaction here. We know how it works. We&#8217;ve structured hundreds of them. We don&#8217;t treat it as a gray area to be avoided \u2014 we treat it as a skill to be developed.<\/p>\n<p>We&#8217;re also the brokerage where your legal entity and your operating identity line up. Our agents represent a brokerage whose identity reflects what we actually do \u2014 not a corporate alias we quietly drop when things get formal.<\/p>\n<h2>Who Gets Hurt If You Wait<\/h2>\n<p>Commission compression isn&#8217;t temporary. Buyers are more educated about agent fees than they&#8217;ve ever been. The buyers who sign representation agreements are doing it more selectively. That pressure doesn&#8217;t reverse.<\/p>\n<p>The agents who stay at conventional brokerages and keep refining their buyer consultation scripts are going to find themselves in a race to the bottom \u2014 lower fees, more work per transaction, protecting income that keeps shrinking.<\/p>\n<p>The licensed investor who did three sub-to acquisitions this year has rental income, potential appreciation, and a wholesale pipeline \u2014 none of which required a buyer to agree to their fee. That agent doesn&#8217;t negotiate their worth. They&#8217;re too busy closing the next deal.<\/p>\n<h2>The Move, Right Now<\/h2>\n<p>If you&#8217;re a licensed agent who has been eyeing wholesaling or subject-to but keeps hitting walls at your current brokerage \u2014 stop treating that as a knowledge problem. You might know exactly how to structure the deal. The wall isn&#8217;t ignorance.<\/p>\n<p>The wall is your broker.<\/p>\n<p>And the fix isn&#8217;t to ask your sponsor to learn more about creative finance. The fix is to hang your license somewhere it can actually work.<\/p>\n<p>We&#8217;re not the right fit for every agent. If you want a brokerage that processes retail closings and keeps everything simple, we&#8217;re not that. But if you&#8217;re building \u2014 if you want to wholesale, acquire, and list under one license \u2014 this is where that license belongs.<\/p>\n<p>The sheep stayed.
