Find a motivated seller. Don&#8217;t waste time on someone anchored to an unrealistic price.<\/p>\n<p>That advice costs most investors five to ten deals a year.<\/p>\n<h2>Two Levers, Not One<\/h2>\n<p>When you&#8217;re working a deal purely on price, you&#8217;ve got one variable to move. Seller wants $95k, your cash analysis tops out at $50\u201355k \u2014 that&#8217;s a $40k gap. You counter. They counter. You walk.<\/p>\n<p>But price is only one lever. <strong>Terms is the other one.<\/strong> And most agents \u2014 especially the ones who&#8217;ve never done a seller-financed deal \u2014 don&#8217;t know how to pull it.<\/p>\n<p>What does that look like in practice? Take that same seller stuck at $95k. Instead of the $50k cash offer, you come back with $80k \u2014 but on seller financing. Maybe $450 a month, no balloon, no bank involved. You&#8217;re paying closer to their number. They carry the note instead of cashing out. You&#8217;re getting a deal that cash flows instead of one you can&#8217;t fund at all.<\/p>\n<p>Will they say yes? Ninety percent of the time, no. But you&#8217;re not fishing in the same pond as every other investor who already made a cash offer and moved on. You&#8217;re the only one still at the table.<\/p>\n<h2>Why Brokers Ban This (And What That Tells You)<\/h2>\n<p>Here&#8217;s the real reason most brokers won&#8217;t touch creative deal structures: they don&#8217;t understand them, and what they don&#8217;t understand, they can&#8217;t supervise. A traditional commission on a seller-financed deal is trickier to calculate. A wrap mortgage requires specific documentation and a broker-approved title company. A subject-to transaction demands that an agent actually understand what happens to the existing mortgage.<\/p>\n<p>So instead of building the infrastructure to handle these deals correctly, most brokers just ban them. It&#8217;s easier to say &#8220;we don&#8217;t do that here&#8221; than to train a team to do it right.<\/p>\n<p>What gets lost is an entire category of deals that <strong>only<\/strong> work on terms \u2014 the seller who can&#8217;t take a price cut because of what they owe, the estate sale with a note that&#8217;s nearly paid off, the landlord who doesn&#8217;t need a lump sum and would rather have monthly income. These are real deals. They close every month. Just not at most brokerages.<\/p>\n<h2>The Odd House That Wasn&#8217;t Odd at All<\/h2>\n<p>One of our agents brought a 6-bedroom house to our Monday network call. Former licensed personal care home, currently running as an Airbnb, with a commercial sprinkler system still wired to the fire department. She hesitated to circulate it because it was, in her words, &#8220;such an odd house.&#8221;<\/p>\n<p>We put it in front of the investor network before the call was over.<\/p>\n<p>Odd is not a problem. Odd means fewer buyers, which means less competition, which is where margin actually lives. The only question is whether you know how to structure the deal. A cash retail buyer for that property might not exist \u2014 but an investor who can wrap the existing financing, control the Airbnb income, and sort the title and insurance complexity? That deal gets done. The agents who write it off are the ones who only know one tool.<\/p>\n<h2>When the Conventional Wisdom Is Actually Right<\/h2>\n<p>There are sellers who are simply upside down beyond any creative fix \u2014 owe more than any structure can make work, property condition that kills every ARV, title issues that won&#8217;t resolve at closing. For those, walking away is the right call, and walking away fast saves everyone time.<\/p>\n<p>And if you&#8217;re new to creative deal structures, you should not freelance on a subject-to or a wrap without broker oversight and a properly appointed title company. The documentation matters. The disclosures matter. We walk our agents through the Seller Financing Addendum line by line \u2014 not because we&#8217;re cautious, but because agents who know the mechanism don&#8217;t make mistakes on it.<\/p>\n<p>The conventional advice to be careful isn&#8217;t wrong. What&#8217;s wrong is when &#8220;be careful&#8221; becomes the excuse for &#8220;just don&#8217;t.&#8221;<\/p>\n<h2>Plant the Flag<\/h2>\n<p>The sellers with stubborn price anchors, the oddball properties, the deals that got passed around and rejected by every other agent \u2014 that&#8217;s our pipeline, not our problem pile.<\/p>\n<p>We don&#8217;t just tell agents they&#8217;re allowed to work creative deals. We run live MLS wholesaling case study sessions. We&#8217;ve built relationships with broker-approved title companies who understand wrap structures. We require specific trust structures on MLS wrap listings because doing these deals <em>right<\/em> is what makes them repeatable.<\/p>\n<p>Your broker told you some deals are off the table. What they meant was off <em>their<\/em> table.<\/p>\n<p>The seller who won&#8217;t move on price isn&#8217;t a dead end.
